Terms & Conditions

1. A deposit is payable at the time of booking. The amount of the deposit varies between our properties and will be displayed at the time of your booking.
2. The balance of your booking is due 6 weeks before your arrival date.
3. No smoking is allowed anywhere in the holiday accommodation.
4. The number of persons occupying the holiday accommodation shall not exceed the numbers of the party stated on the booking form.
5. The holidaymaker shall not sublet the holiday accommodation or any part thereof during their period of stay.
6. Any cancellation made by the holidaymaker must be sent by email or letter. On receipt of notice of cancellation, we will try to re-let the property for the period of booking. If we succeed in re-letting the property for the whole period we will refund all payments less an administrative charge of £50 per booking. If we are able to re-let the property for part of the period booked we will refund an amount equal to the money paid less (1) the rental for the period which is not re-let and (2) an administrative charge of £50. Unfortunately if we do not succeed in re-letting the property at all we will not be able to issue a refund. We therefore recommend that holidaymakers consider taking out Cancellation Insurance. 

7. Arrangements will be made by the owner for the handover of house keys to the holidaymaker at the beginning of the Period of Hire and the collection of the keys on the departure date.

8. The holidaymaker shall leave the holiday accommodation in a clean and tidy condition at the end of the holiday let.

9. Any faults or breakages must be reported as soon as possible to the management.
10. The owner and their representatives retain the right to enter the holiday accommodation at any time.

Failure to comply with these terms and conditions will make you liable to lose your booking or your right to stay in the property without refund.
