The house is on three floors and is reached by a private driveway and secure entrance courtyard. The ground floor contains a double garage, laundry room, freezer storage and WC.  Internal wooden stairs (and external stone steps) lead up to the large, first floor hallway with office area and a fully fitted shower room. This hallway gives access to a comfortable lounge with open fireplace for winter evenings and to the Miele-fitted kitchen, superbly equipped with a dining table for up to 8 and breakfast bar for 4.  Both of these rooms have large wooden sliding glass doors opening on to the extensive terrace designed for outside dining and relaxing.  Next to the heated pool (12 x 4 m with solar-panel and back-up electric heating) is a shower room with WC, a lounging area with sunbeds and a BBQ shack.

The two bedrooms for holiday rental are on the first floor and at this level wooden sliding doors open out from the passagewey directly into a pretty, secluded back garden with stunning views of the amphitheatre of mountains above and behind the village.  One bedroom has a double bed and the other has two single beds, both with an adjacent shower room and a balcony facing south west with uninterrupted ocean views.  Sorry, no children under 12 yrs.

FACILITIES  
Property type: Detached, 3 bedroom house (200 m2) of which 2 bedrooms are available for rental guests, with private heated swimming pool and well stocked gardens
Nearest airport: Funchal - 45 minutes by car
Nearest shops: Local minimart, veg shop and post office 2 minutes' walk, nearest supermarket Calheta 5 minutes by car
Nearest Restaurant: Local café/bar 2 minutes walk.  Choice of restaurants 5 minutes by car.
Location: Situated 260 metres above sea level accessed by its own private road amongst banana plantation and small holdings.
Entrance: A secure courtyard gives access to the double garage, utility area and to indoor and outdoor steps up to the main living areas on the first floor.
Living room: Sunny and spacious with comfortable seating for 6, a log fire for winter use (a supply of logs is provided), wooden floors and sliding glass doors which lead to the terrace, pool and BBQ area.
WC/shower room: A shower room on this floor is fitted with walk-in shower.
Kitchen: A luxury Miele kitchen with granite surfaces and a tiled floor with underfloor heating for winter use.  Fitted with freezer, fridge, dishwasher, microwave oven, electric oven and induction hob. Stainless steel breakfast bar.  Sliding glass doors lead to the terrace, pool and BBQ area. 
Utilities: The laundry room on the ground floor houses a washing machine and dryer. The adjacent courtyard has a washing line. Ironing board and steam iron available.
Bedrooms/bathrooms:

The two comfortable bedrooms are on the second floor, one with a queen sized double bed and one with two single beds.  They are south facing with sliding glass windows and wooden louvred shutters leading out to a balcony with easy chairs. Shower rooms with walk-in showers and underfloor heating are available on the first and second floors. A hairdryer and a portable electric radiator are supplied.

General: Fully furnished with linen, bath and pool towels changed weekly. Cleaning is provided weekly.
Entertainment:

Plenty of satellite TV with free com service available (please note that reception can be poor in bad weather):
-  Lounge and kitchen have large screens with reception of UK and Portuguese channels and UK radio channels
-  One of the guest bedrooms has a small TV with free com service
In addition there is a
DVD/C player in the lounge and a CD player in the office area. Selection of books, games, playing cards.  Wireless broadband access for use with your own laptop will be installed by Christmas 2008.

Outside: The house is ideal for indoor/outdoor living and you can enjoy eating meals outside during most of the year, except perhaps Jan-Mar. The large paved terrace extends along the length of the house and to the pool which measures 12 x 4 metres. The pool is heated by solar panels backed up by an electric heater.
PLEASE NOTE: during the summer months the water temperature should remain at a minimum of 25ºC and during the winter months it should remain at 22ºC or more.
Adjacent is a shower room and a BBQ shack, conveniently close to the kitchen, with gas BBQ, a 2-burner gas hob and sink unit. Plenty of garden furniture is provided, including a dining table and chairs for 6, basket chairs and 4 sun loungers.  Stone steps lead to the pretty, well-stocked garden at the upper level behind the house.  This can also be accessed from the inside upper landing.
Parking: The courtyard within the electric security gate accommodaties two cars.
Suitability: Ideal for those looking for a stylish property in a stunning location with exceptional views in which to enjoy a relaxing holiday. Because of the pool and quality of furnishings the owners regret that children under 12 years are not accepted. Sorry, no smoking or pets. Judith and Tony, the owners of Island Homes, live next door and are on hand to help with any queries.

The owners are members of Palheiro Golf Club and, with advance notice, can obtain a discount of approx 30% for you on green fees.
